The short answer: A DSCR (debt service coverage ratio) loan qualifies an investment property mainly on its rent, not your personal income. The ratio is the property's qualifying rent divided by its monthly loan payment, including taxes, insurance and association dues. Terms vary a lot by lender. Short-term rental income also depends on local licensing and zoning, which are separate from the loan.
This post is for you if:
- You are buying or refinancing a rental in Las Vegas, Henderson or North Las Vegas.
- Your tax returns do not show the income you actually have.
- You are thinking about a short-term rental and want the risks first.

DSCR stands for debt service coverage ratio. Kiavi describes it as qualifying monthly rent divided by the monthly loan payment, including principal, interest, taxes, insurance and association dues. In plain English, it asks whether the rent can carry the payment.
Here is an illustration only: if qualifying rent is $2,400 and the monthly payment is $2,000, the ratio is 1.20 ($2,400 divided by $2,000). Those are not real numbers for any property.

What do lenders require?
Every lender is different. These are lender examples, not rules, and not an offer.
- Griffin Funding's Nevada page advertises a no-ratio option, a 620 minimum credit score and down payments from 15% for borrowers with 740 or higher.
- Kiavi advertises a ratio as low as 0.8 and up to 80% loan to value, lists Nevada, and lends to business entities.
A low or no-ratio option does not mean no underwriting. The lender will still look at the property, reserves and your credit. Ask for the current Nevada matrix in writing. See my DSCR investor loans page.
Is a DSCR loan a business loan?
Often, but check the facts. Regulation Z treats credit for a non-owner-occupied rental property as a business-purpose loan. If you occupy the home for more than 14 days, that special rule does not apply. Loans to business entities are generally treated differently, and some consumer-purpose trust loans stay covered. This is a legal gray area, so let your lender and attorney sort it out.

Book a free callShould you buy in an LLC?
Nevada law lets a limited liability company own, hold and deal in real property, generally in the company's name. Lenders such as Kiavi require entity borrowing, and Griffin says eligible LLC closings generally require a personal guarantee. Whether to use an entity is a legal and tax decision. Talk to your attorney and CPA, then ask the lender what it accepts.
What about short-term rentals?
A lender may allow short-term rental income, but your city or county decides whether you may operate one. Griffin says eligible short-term rentals can use AirDNA market comparables. Local rules are separate and changing:
- City of Las Vegas: its 2026 guide requires owner occupancy, no more than three bedrooms, distance rules, eligible zoning and HOA permission.
- Unincorporated Clark County: county rules apply there, and the county's FAQ still shows an old 2022-23 application window. A federal appeals court memo filed October 7, 2026 affirmed relief for plaintiffs but did not make short-term rentals license-free countywide.
- Pending changes: an October 20 county ordinance document is proposed text. I could not verify that it passed.
Verify your exact address, zoning and HOA before you count nightly rent.
What costs and terms should you compare?
Compare fees, appraisal, taxes, insurance, HOA dues, reserves and prepayment terms. Griffin lists prepayment penalty terms from zero to five years. Kiavi says it has no application fee and bases its origination fee on the final loan amount. I do not quote rates here. Ask for written estimates from at least two lenders.
Frequently asked questions
What does DSCR mean?
Debt service coverage ratio. It compares the property's rent to its monthly loan payment.
Do I need a 1.0 ratio to qualify?
Not always. Some lenders advertise lower ratios or no-ratio options, but other conditions still apply.
Can I hold the property in an LLC?
Nevada allows LLCs to own real property, and some DSCR lenders require entity borrowing. Get legal and tax advice.
Can I use short-term rental income?
Some lenders allow it, but you also need local licensing, zoning and HOA approval.
Are there prepayment penalties?
Often. One lender lists terms from zero to five years, so ask before you sign.
