The short answer: Nevada lowers the assessed value of a home for qualifying veterans. Disabled veterans are covered by NRS 361.091, and Clark County lists a 60% minimum service-connected rating. For fiscal year 2026-27 the exemption amounts are $18,200, $27,300 or $36,400 of assessed value by rating. It is not a full tax waiver. File with the Clark County Assessor by June 15.

Check my VA benefitWho qualifies for the Nevada disabled veteran exemption?
Nevada has more than one veteran exemption, so the law number matters. The general veterans' exemption is NRS 361.090. The disabled veteran exemption is NRS 361.091.
Under NRS 361.091 you must be a Nevada resident with a permanent service-connected disability and an honorable discharge. Clark County lists at least a 60% rating. A surviving spouse can qualify too, if the marriage lasted five years before the veteran's death, the veteran was eligible when they died, the spouse has not remarried and is a Nevada resident.

How much is the exemption worth?
The amounts below are for fiscal year 2026-27 (July 1, 2026 through June 30, 2027), from the Nevada Department of Taxation.
| Exemption | Assessed value exempted |
|---|---|
| Disabled veteran, 60% to 79% | $18,200 |
| Disabled veteran, 80% to 99% | $27,300 |
| Disabled veteran, 100% | $36,400 |
| General veteran (NRS 361.090) | $3,640 |
These are assessed value amounts, not tax credits, and the whole home does not become tax free. Clark County gives its own example: $1,000 exempted at $3.50 per $100 saves $35. Using that same example rate, $36,400 would save about $1,274 a year (my calculation). Your real savings depend on your tax district.
A disabled veteran cannot stack NRS 361.091 with their own NRS 361.090 exemption.
What do you need to apply?
- A Nevada driver's license or ID card.
- Your DD-214 or separation papers.
- VA or Armed Forces proof of your permanent service-connected disability percentage.
- The disabled veteran affidavit from the Clark County Assessor's forms page.
You can file in person, or sign the form before a notary and mail or email it to the Assessor. Clark County lists the email AOCustomerServiceRequests@ClarkCountyNV.gov and the phone number 702-455-3882. I did not find a published fee.

For the next fiscal year, real property claims are due on or before June 15. If you acquire the home after June 15 and before July 1, the deadline is July 5. Clark County sends annual renewal cards and asks people to respond by March 30 for timely processing, with all responses due by June 15. The county page does not name the year for March 30, so confirm it with the Assessor.
If a claim is late or denied, the County Board of Equalization is the next step, by January 15.
What happens when you buy, sell or move?
The exemption belongs to you, not to the house. A seller's exemption does not pass to the buyer. Nevada says it can be used in one county at a time, and if you move counties you contact the new county assessor to transfer it. Clark County does not publish a separate same-county process, so call the Assessor after you buy and ask them to update the parcel.
If you are buying with a VA loan, read my guide to VA loans in Las Vegas and the funding fee exemption post. The same service-connected rating can matter in both places.
