VA IRRRL in Nevada: How the VA Streamline Works

The short answer: A VA IRRRL (Interest Rate Reduction Refinance Loan, often called a VA Streamline) refinances your existing VA-backed loan on the same home. VA's baseline needs no appraisal or credit underwriting package, the funding fee is 0.5%, and the refinance has to show a benefit to you. Lenders can add their own document requests, so ask what yours requires.

This post is for you if:

  • You already have a VA loan on a home in Las Vegas, Henderson or anywhere in Nevada.
  • You want to know if a refinance would actually help you, not just feel like it does.
  • You were told a VA refinance is "no cost" and want to know what that really means.

What is a VA IRRRL?

An IRRRL refinances a loan that is already backed by the VA. The same home has to secure the new loan, and you certify that you live in the home now or used to live in it. VA built it to be simpler than a full refinance.

I am a retired Army Captain, so I take this one personally. You earned this benefit. My job is to help you use it without paying for things you do not need.

Does a VA IRRRL have to lower my payment?

Not always, but it has to be a real benefit. VA's regulation lists the paths that qualify, and federal law adds a net tangible benefit test.

Benefit pathWhat it means in plain English
Lower monthly principal and interestThe new payment, before taxes and insurance, is lower than the old one.
Shorter termYou pay the loan off sooner, even if the payment does not drop.
ARM to fixedYou move from an adjustable VA loan to a fixed rate.
Energy improvementsQualifying energy-efficiency improvements are included.

The statute (38 U.S.C. 3709) also says the new rate must be at least 50 basis points lower for a fixed-to-fixed refinance, and 200 basis points lower when you move from a fixed rate to an adjustable one. Ask your lender to show you the written test for your loan.

What does a VA IRRRL cost?

Plan on three buckets.

  • VA funding fee: 0.5% for an IRRRL. You can pay it at closing or finance it. Veterans who receive VA disability compensation and some others are exempt. I cover that in my post on the VA funding fee.
  • Lender and third-party charges: VA limits what a borrower can be charged. A lender can use one flat origination charge of up to 1% of the loan instead of other unlisted origination costs.
  • Recording and title items: Nevada law sets a $25 general recorder fee, but other charges can apply. Ask your title company for a current total.

VA says you can include these costs in the new loan, or cover them through the interest rate. That is not the same as free. Financed costs raise your balance, and a higher rate costs you every month. Nevada also requires mortgage companies to disclose their fees in specific dollar amounts, who pays them, and the likely effect on your loan terms.

Do I need an appraisal or income documents?

VA's published baseline says no appraisal or credit underwriting package is required for an IRRRL. That is VA's rule, not a promise about every lender. Some lenders add their own requirements, called overlays. They may ask for pay stubs, a credit check or more.

If a lender asks for documents, ask whether it is a VA rule or the lender's own policy. If the answer is the lender's own policy, shop another lender and compare.

When can I do an IRRRL, and what could block it?

Three things come up most.

  1. Seasoning. Federal law says six monthly payments and 210 days. But the statute counts 210 days from your first payment due date, while VA's general refinancing regulation counts from the first payment made. Because those two sources differ, ask your lender which date they use. I will not guess at your closing date.
  2. A late loan. If your current loan is more than 30 days delinquent, VA advance approval and credit qualification are needed.
  3. A second mortgage. Any second lien has to subordinate, meaning that lender agrees to stay behind the new loan.

Questions to ask every lender before you refinance

  1. Which IRRRL benefit path applies to my loan?
  2. Can I see the written net tangible benefit test and the recoupment math?
  3. Which costs are paid at closing, financed, or covered by a credit?
  4. Am I exempt from the funding fee, and how will that be confirmed?
  5. Which documents are VA rules and which are your overlays?
  6. What starts the 210-day clock, and which six payments count?
  7. How will my second lien, if I have one, be handled?

Put two Loan Estimates side by side and compare. Our Las Vegas refinance page shows how I walk through that.
