Mortgage Broker for Enterprise and Southern Highlands
The south end of the valley has new construction, established gated communities and higher priced homes. Those purchases often come with larger loan amounts, builder incentives and tight timelines. I compare programs from multiple wholesale lenders and keep the closing timeline realistic.
What south valley buyers ask me about
- Jumbo loans when the loan amount is above the conforming limit. See the 2026 limits
- New construction and builder lender incentives, and how to compare them to an outside offer on the same terms
- VA loans for veterans, including loan amounts above county limits for those with full entitlement
- Refinance and cash-out for owners who want to use equity
- First-position HELOC for flexible access to equity
Comparing a builder lender to an outside lender
Builders often offer incentives tied to their preferred lender. Those can be worth taking, and sometimes they are not. Compare the full loan estimate from each side, including rate, points, closing costs, and any incentive conditions, line by line. I am glad to review a builder offer next to mine, and I will tell you if theirs is better.
Loans buyers in Enterprise and Southern Highlands ask about
- VA loans for veterans and active duty families, from someone who used the benefit himself
- FHA loans and conventional loans for first-time and move-up buyers
- Jumbo loans for homes above conforming limits
- Bank statement loans for the self-employed
- DSCR investor loans that qualify a rental on its own rent
- Refinance and cash-out when it improves your position
How it works, start to finish

Questions people ask.
Veterans with full entitlement have no VA loan limit, though the lender still has its own requirements and a down payment may be needed above certain amounts. Eligibility is confirmed with the VA and the lender.
Compare both offers on a Loan Estimate, including any incentive conditions. Take the one that costs you less overall and fits your timeline.
That is a jumbo loan. Jumbo programs vary by lender in down payment, reserves and credit requirements. A call shows which fit your file.
