Conventional loans

Conventional loans in Las Vegas, made simple

Strong credit, steady income and a solid down payment make for a straightforward file, and a straightforward file deserves a straightforward process. I am Fabion Medhanie, a Nevada licensed mortgage loan originator (NMLS #2002997) and retired U.S. Army Captain. My brand is MortgagePTSD, powered by Barrett Financial. I compare pricing from multiple wholesale lenders on your exact scenario and keep you updated at every milestone.

What helps a conventional file move smoothly

  • Documents up front. The sooner underwriting has everything, the fewer late requests.
  • Clear income. W-2 pay stubs and tax forms that match what you tell me.
  • Stable credit. Avoid new accounts and large unexplained deposits while you are in process.
  • A realistic timeline. Appraisal, title and the seller side all have their own clocks.

Document checklist

  • Government photo ID
  • Most recent 30 days of pay stubs
  • W-2s for the last two years
  • Two most recent months of bank statements, every page
  • Contract and listing details once you are under contract

Self-employed, 1099 or investor income? That uses a different document set. See bank statement loans and DSCR loans.

What I do at each stage

  1. Conversation. Your goals, budget and timeline. No credit pull.
  2. Scenario and pricing. I compare options from multiple wholesale lenders on your scenario and walk you through the trade-offs between rate, cost and payment.
  3. Application and disclosures. You start your application online and I confirm each document received.
  4. Processing and underwriting. I tell you what is in review and what is still needed.
  5. Clear to close and closing. I coordinate with your agent and the title company so there are no surprises on signing day.

Limits and loan size

Conforming loan limits are set each year by FHFA. For 2026 the one-unit baseline is $832,750, higher in designated high-cost areas. See the 2026 Nevada loan limits guide for the source and how it applies in Clark County. Above the limit, see jumbo loans.

Appraisal and down payment

Some eligible purchases may qualify for an appraisal waiver or a lower down payment, depending on the lender and the loan. I will tell you what applies to your file before you spend money on an appraisal.

Common Questions

Questions people ask.

It depends on the lender, the program and whether you will pay mortgage insurance. Many buyers put down less than 20 percent. On a call I will show you how different down payments change your monthly cost so you can choose what fits.
