What keeps a Las Vegas mortgage moving
Every loan runs on its own clock, and no one can promise a closing date before underwriting. What I can promise is the process. I am Fabion Medhanie, a Nevada licensed mortgage loan originator (NMLS #2002997) and retired U.S. Army Captain. My brand is MortgagePTSD, powered by Barrett Financial. Here is how I keep your file organized and you informed.
How I keep your loan on track
- One document list, on day one. You know exactly what is needed so there are fewer surprise requests.
- A reply when you reach out. You talk to me directly, by call or text at 702-766-7762.
- An update at every milestone. Submitted, in underwriting, conditions, clear to close.
- Early flags. If the appraisal, title or a condition could affect the date, you hear it from me right away.
What you can do to help the clock
- Upload complete documents, every page.
- Answer lender requests the same day when you can.
- Avoid new credit and large unexplained deposits.
- Tell me about job or income changes before they happen.
What nobody controls
Appraiser schedules, title work, the seller side and lender workload all affect timing. I do not promise a number of days. When my own funded-loan timing data has been compiled and verified, I will publish the median with the number of loans and dates behind it.
Book a 15-minute call or start your application here. This is not a commitment to lend and all loans are subject to credit approval.
Questions people ask.
It depends on the loan, the property, the appraisal, title and how quickly documents arrive. I do not promise a number of days, but I do keep you updated at every milestone so there are no surprises.
I update you at each milestone and you can call or text me directly at 702-766-7762.
Missing or partial documents, appraisal scheduling or value, new credit and title issues.
Yes. The first call is free of obligation and does not require a credit pull.
