Foreign national financing

Foreign National Mortgage Options for Las Vegas properties

If you do not have a Social Security number, a U.S. credit history or permanent residency, some lenders offer foreign national programs for a U.S. property. Availability and rules vary by lender and change often. I am Fabion Medhanie, a Nevada licensed mortgage broker, and I speak English and German. I will tell you plainly what is possible for your situation before you spend time or money.

What lenders commonly ask for

  • A passport and proof of identity
  • Proof of funds for the down payment and reserves, often a larger down payment than a standard loan
  • Income or asset documentation, depending on the program
  • How the property will be used: second home or investment

Programs differ, so this is a starting list, not a promise of terms. For a rental property, see DSCR loans, which qualify on the property's rent. For higher priced homes, see jumbo loans.

Language and licensing

Ich berate Sie gerne auf Deutsch. Hypotheken in den USA auf Deutsch. I can only arrange loans for properties in states where I am licensed: Nevada, California, Colorado, Florida, Georgia, North Carolina, Tennessee, Texas and Virginia.
